Our aproach is straight forward and simple

2. Harbor to meet with Owner, Designers, Consultants, and others to begin the Pre-construction Services Phase. Coordination with the team is paramount. We have a very detailed approach to Pre-Construction Services that includes but is not limited to Scheduling, Document Review, Multiple Estimates, Team Coordination, Value Engineering Services, Subcontractor Prequalification, etc. If selected as your Contractor of choice, we do not charge for these services.

3. Once final design documents are complete, we will then negotiate & competitively bid this project with multiple pre-qualified subs and suppliers that we know can perform.

4. All sub and supplier quotes to be shared with the owner. All estimates and pricing to be presented to the owner in detail using our “open book” approach.

5. Overhead and profit to be pre-determined and negotiated with the owner ahead of time.

6. Once all numbers are presented in detail and agreed upon, we will enter into a standard AIA contract and begin work. You will not pay Harbor a dime until services are rendered. We invoice every 30 days at the beginning of each month.

We have many examples of our detailed “open book” pricing reports that we have generated for other satisfied clients. We would be happy to share these if you are interested.
